The Importance of Performing Preventive Maintenance on a Chiller  

Correct preventive maintenance is the key to prevent bad operation in chilled water generating units, considerably reducing corrective maintenance.

Preventive maintenance properly performed allows detecting constant or repetitive failures, decreasing the probabilities of bad operation and increasing the useful life of the equipment.

Weekly Maintenance: Consists of the review of all operating parameters noted in the operating logs, in order to detect anomalies in general, as well as the coolant line sight glasses that are free of bubbles and oil, with the presence of oil.

Monthly Maintenance

It should include the following points:

  • Check the unit for loose or damaged components and refrigerant leaks.
  • Review of over-current protections
  • Overhaul of compressors and oil heating elements
  • Refrigerant leak check and test
  • Check of the pressure drop of the dehydrator stones
  • Compressor oil pressure check

Annual Maintenance 

It should include the following points:

  • Inspect thermal insulation
  • Painting details, if necessary
  • Review and testing of the sequence of controls in general (service testing)
  • Check of contactors and replacement in case of any false contactors
  • Overhaul and retightening of control and power connections
  • Inspection and cleaning of the control panel
  • Meggeo of the compressor motor
  • Compressor vibration check
  • Perform acidity test on compressor oil
  • Condenser cleaning (this may be required on more occasions), as well as combing, depending on the condition of the coil.
  • Retightening of screws on fan motor supports, as well as compressors.

Work performed by our personnel:

  • The following activities are performed as part of maintenance: Review of electrical connections.
  • Voltages and amperages are taken and it is corroborated that they are within the operating ranges of the nameplate.
  • Compressor coils are checked to make sure they are in good condition. Review and cleaning of control and power panel.
  • Solenoid valves check list is performed.
  • Electronic cards are checked, as well as their configuration. Oil levels are checked.
  • Coolant level is checked.
  • Pressures and temperatures of the equipment in operation are taken.
  • Chiller 630 requires cleaning in the condenser as it has been gradually raising its pressure and removing the presostatic valve.
