Max Madrid, on this occasion I am going to tell you a little about a maintenance we performed on a piece of equipment.

The equipment before maintenance:

  • It was found with a dirty condenser. 
  • Water pipe filter is disassembled and cleaned. 
  • Dirty power and control panel. 
  • Condensers are cleaned and inspected for leaks. 
  • The evaporator is chemically cleaned with biocide and corrosion inhibitor. 
  • The rotation of the fans is checked.

The following activities are performed as part of maintenance: 

  • Revision of electrical connections, as well as retightening of screws.
  • Voltages and amperages are taken and it is corroborated that they are within the operating ranges of the nameplate.
  • Compressor coils are checked to make sure they are in good condition. Review and cleaning of control and power panel.
  • Check list of fans and solenoid valves.
  • Electronic cards are checked, as well as their configuration. Oil levels are checked.
  • Operation of oil heating elements is checked. The operation of the flow sensor is checked, it is operative. Pressure and amperage consumptions within operating ranges.
  • The equipment is cleaned in general. Pump operation is checked.
  • Pressures and temperatures of the equipment in operation are taken. Inspection for leaks, not found.
  • Set point temperature is checked at 55 Fahrenheit.
  • Check operation of sensors and transducers. Correct equipment programming is checked.
  • The schedule of cut-off points is reviewed
  • Review fault history with no recent faults, induce faults to check for proper activation

With this service, the following was achieved:

Lowering the discharge temperature and pressure, realizing more efficient heat exchange from the refrigerant to the outside, cooling achieved is 12 degrees Fahrenheit of sub cooling.

This lowers electricity consumption by not forcing the system with high pressures.

Recommendations: Have in plant.

1. suction temperature sensor.
2. water temperature sensor.
3. water temperature transducer.
4. Low temperature transducer
5. Flow switch and/or flow sensor.

Which is the most common thing that tends to fail and the delivery period for these is 4 to 6 weeks.

It is required to place an exchanger between the tank and the pumps, in order to protect the evaporator of the chiller, since being a chiller with open water system brings impurities and pebbles that at a certain speed could perforate the exchanger causing very costly damage to the equipment, as well as downtime in the equipment in both systems.
